The starting price for roof cleaning is £500. This is based on a small, straightforward up-and-over roof. The final cost depends on the size of the roof, the level of moss and organic growth, access requirements, the condition of the tiles, and the cleaning method recommended.
ROOF CLEANING PRICING EXPLAINED
Every roof is different, so we calculate the final cost by measuring the roof in square metres and assessing several key factors. These include the size of the roof, whether it is single or double storey, the level of moss and dirt present, access and safety requirements, the condition and type of tiles, and the cleaning method required.
Once the roof has been measured and inspected using our drone survey, we provide a clear, fixed quote based on the square metreage and the work involved. This ensures the price is fair, accurate, and suited to your specific roof rather than a one-size-fits-all figure.
Initial inspection and drone survey
Before any work is carried out, we inspect the roof using a professional-grade drone with 4K recording capability. This allows us to assess the roof safely and accurately without unnecessary foot traffic across the tiles.
During the drone survey, we check the overall condition of the roof, the type of tiles (concrete, clay, slate, etc.), ridge tiles and mortar joints, and any cracked, slipped, or missing tiles. We also assess the age and fragility of the roof.
If we identify damaged tiles or failing mortar, we will highlight this before any cleaning takes place. This inspection also allows us to confirm whether the roof is suitable to be cleaned at all.
We do not clean asbestos roofs. If a roof is too fragile, heavily deteriorated, or at risk of damage, we will be completely honest and advise against cleaning. We will never take on roof cleaning work that we believe could cause problems.
Roof cleaning methods we offer
Once the inspection is complete, we recommend the most suitable cleaning method based on the roof's condition and material. We offer three main roof cleaning methods.
Scrape and biocide soft wash treatment
This method involves the manual removal of moss using specialist scraping tools attached to poles. Moss is carefully removed without aggressive pressure. Once scraping is complete, we apply a professional biocide treatment.
The biocide we use is GK Pro, a top-of-the-range treatment designed specifically for roof cleaning. GK Pro works by killing moss, algae, lichen, and organic spores at the root. Unlike basic treatments, it continues to work long after application.
Results are not instant, but over time the roof naturally brightens and restores its original colour. Depending on surrounding trees and greenery, GK Pro can remain effective for 3 to 5 years, significantly slowing regrowth.
Low-pressure (cold water) roof cleaning
For roofs that are suitable, we can carry out low-pressure cold water cleaning. This provides a more immediate visual result compared to scraping alone. A GK Pro biocide treatment is applied afterwards to prevent regrowth and extend the life of the clean.
Steam roof cleaning
Steam cleaning is the most gentle roof cleaning method we offer and is ideal for more fragile roof surfaces. It uses heat rather than pressure, which significantly reduces stress on the tiles while still delivering excellent cleaning results.
Steam cleaning provides an instant visual improvement and is highly effective at removing moss, algae, and lichen. It is the most expensive roof cleaning method due to the specialist steam equipment used. As with all methods, a GK Pro biocide treatment is applied afterwards to help prevent regrowth.
We always advise honestly. For older properties with fragile clay peg tiles or roofs in poor condition, we may recommend a gentler approach or advise against cleaning altogether.
Safety, protection, and cleanliness
All roof cleaning is carried out using tower scaffolding, allowing us to work safely without walking across the roof wherever possible. In rare cases where roof access is required, full safety measures are always followed.
Before starting work, gutters are disconnected or protected to prevent moss and debris entering the drainage system. Downpipes are protected, and nearby plants, patios, and surrounding areas are sheeted where required.

After the clean, gutters are fully cleared, fascias and soffits are washed down, windows are cleaned, and patios, paths, and surrounding areas are left clean and tidy.
Maintenance biocide treatment option
We also offer a roof maintenance package. After the initial clean, we can return every 3 to 5 years to reapply a GK Pro biocide treatment. This helps prevent regrowth and can save significantly on the cost of having the roof cleaned again.
If a customer notices signs of regrowth before their scheduled maintenance visit, they can contact us and we will arrange a reapplication where required.
